Our realisations have generated IRRs (net of taxes) ranging from 13% to 30%, with equity multiples from 2.6x to 10x.

Real Estate.

Backaplan – Gothenburg’s New Central Hub

JPA acquired a largely vacant retail property in Backaplan, Gothenburg, from Finnish shopping centre owner Citycon.

The property enjoys a prime location at one of the key entrances to the Backaplan district, with excellent visibility from the adjacent traffic route.

On the top floor, we created a unique space for one of Gothenburg’s most modern, high-end gyms. The remaining areas were leased to a global telemarketing company. In parallel with the leasing process, we participated in a comprehensive zoning initiative for the transformation of Backaplan — together with partners such as Skandia, Riksbyggen, Balder, Platzer, and others. This work resulted in building rights for one of the tallest office buildings on the island of Hisingen.

Once fully let, and with the zoning plan approved, the property was sold to Fastighets AB Balder.

Eriksberg - Northern Riverbank (Norra Älvstranden)

JPA acquired an existing, fully let school property in Eriksberg on Gothenburg’s northern riverbank from Platzer Fastigheter AB.

Following the acquisition, we initiated a zoning process in collaboration with the municipal development company Älvstranden Utveckling AB. This resulted in building rights for approximately 800 new residential units — over 200 of which were located on our property, a striking 22-storey residential building with sweeping views over Gothenburg’s harbour entrance, and the remainder allocated to adjacent plots.

Once the zoning plan was legally approved, the property was sold to PEAB Bostad, which has since completed the construction of the project.

Grimmered - Western Gothenburg

Through three separate acquisitions, JPA established a leading position as the single largest property owner in the Norra Grimmered industrial area in western Gothenburg.

The properties are located at a prime corner location, directly off the Västerleden motorway and just a few hundred metres from the regional hub of Frölunda Torg.

While the properties have been fully let and generating income, we have worked in parallel on the strategic development of the area.

 The buildings are now leased to the Swedish Police Authority and will be transformed into one of Europe´s largest state-of-the-art training and operations facilities serving police forces across western Sweden.

The facility will comprise of five buildings totalling approximately 22,000 square metres, making it one of the largest of its kind in Northern Europe. The lease agreements have been formally approved by the Swedish government. The properties were acquired by the Swedish listed property company Intea in 2024.

Nordbex

Nordbex is a Swedish environmental technology company with a mission to enable carbon-negative power production in Sweden.

The company’s approach, known as BECCS (Bioenergy with Carbon Capture and Storage), combines forest biomass with advanced carbon capture technologies. By producing energy from forest residue while capturing and permanently storing the resulting carbon emissions underground, Nordbex creates reliable baseload power capable of supplying a small city — while making that city fully carbon-negative.

Nordbex’s first project is being developed in Nybro Municipality, in collaboration with some of the world’s leading cleantech companies, including Aker Solutions and Aker Carbon Capture.

Nybro was chosen for its optimal conditions: access to local forestry, strong rail transport infrastructure, and a municipality with ambitious sustainability goals, and a clear commitment to environmental leadership.
